We are almost done with stage one of our renovation project on our second rental. This means we have gutted the house, built out and added almost 400 square feet of new space, and put it under a roof. It only took us a month to do this. Stage two is doing the electric, plumbing, HVAC, and insulation. Stage three is sheet rock, laying down the floors, and finish work. Can we finish and get it rented by Springtime? Let's see!

  1. Wow, you're having the driveway paved too? That's got to be uber expensive.

    1. yep. the steep gravel was giving us trouble, vehicles were spinning out going up there and rain was digging trenches in there a little bit, so we thought we'd avoid that trouble and just put concrete down. it cost a pretty penny, but we really want to protect the investment of putting the driveway there in ther first place. our neighbor has a steep gravel driveway next door and no one ever uses it because it's in very bad shape.

  2. May I ask how much all that concrete cost? We have the same problem with our driveway...

    1. it was 3600 per slab and we did 2 slabs a couple months apart.

  3. Oh, that's not as much as I thought it would be. Will you have a lot of grass to mow there? Looks really steep.

    1. There's about .5 acres of grass. We hire a guy to maintain it. He uses a weedeater. Cost of doing business.

    2. our ultimate goal is to have a lot of wild flowers and plants landscape this place so mowing is minimal or not needed at all. hopefull we can make that happen!

  6. Given Jay is spending so much time at construction site have you all thought about doing a daily vlog highlighting activities from the day?? I would be very interested in the series.

  7. This is a great idea. It'd be fun to do a day by day documentation of the work being done. We have a good crew of guys working on the project.

    But its just realistic since I'm actively working on site, and Ryanne is working at home to make us money on eBay (scavengerlife.com). Daily vlogs would be a full time media operation. Best we can do now are photos.

  8. How did you decide between concrete and asphalt for the driveway?

    1. We got quotes from an asphalt guy and a concrete guy.
      Asphalt wasn't really much cheaper and would need maintenance every several years to keep it smooth.
      Concrete, if done right, will last decades.

      Plus we liked the concrete guy better.

  9. asphalt is super expensive compared to concrete. i think jay has those numbers. also, concrete can be laid in slabs, so at different times depending on your budget, which is great for us.
