We had an interesting week of farmhouse adventures. While Ryanne was busy promoting the house at a wedding show, Jay was cleaning the whole thing and checking people in (and literally putting out fires with chaotic guests, [they were very confused about this]). Also, the roof on the river house renovation is done. We made the final payment and did the final walk through this week. Feels good to get that done and paid. It's a real beauty!

    2016 is turning out to be a great booking year for my condo. I have 117 nights booked, nearly 50 of them are for the summer my off season. I'm hopeful to book the week before Xmas this year. CO's winter vacation is the week prior to Xmas, whereas California's winter break is the week after.

    We replaced our oversized upholstered sectional couch with a sleek leather couch and two leather Ikea chairs in summer 2015. I think the picture of a more modern living room has improved bookings. I had 78 nights booked in 2015 and 99 nights in 2014.

    Are any of your new bookings from vrbo? I'm wondering if you think the cleaning fee is affecting you in anyway.

    1. wow, that's great you've been getting bookings in your off season. not sure if our cleaning fee is making things slow on VRBO, but we've had a few bookings there lately. they tend to be 4-7 night vacation bookings which are more rare than the Airbnb, last minute 2 night getaway from the city that we have more of. we also put (a smaller) cleaning fee of $25 on Airbnb recently and no one has cared, so i think that will get higher as time goes by.
